Home Maintenance Checklist for Spring:
Below is a home maintenance check list offering spring cleaning tips and advice to get your home's systems in good working order for the upcoming warmer months. Let’s make hay while the sun is shining and yes, it will shine!
I know this list is long and maybe daunting, but taking care of these issues now will provide you with peace of mind and more enjoyment of your home and property this coming summer.
1. Print this list and inspect for all these items. You may see other issues to address as well. Circle the things that need to be taken care of, and work your way down taking care to be thorough in your repairs. Remember, if you need help with any of these items give me a call or email me your list!
2. Change/clean HVAC air filters.
3. Clear debris from around the outside air conditioner and remove the cover if applicable.
4. Inspect windows and doors to make sure they function properly. Repair or replace if necessary.
5. Check putty around window panes and weather stripping around windows and doors. Fix as needed.
6. Remove storm windows if necessary and check all window and door screens and replace or repair as needed.
7. Check locks, latches, and hinges on your doors and windows. Replace or repair as needed. Get rid of squeaks and creaks caused by the damp winter months!
8. Trim back trees and shrubs as needed to eliminate over hanging branches and improve curb appeal.
9. Change out batteries in fire, smoke, and carbon monoxide detectors. Even if they seem to be testing ok it’s always better to play it safe and change out these batteries before they die.
10. Pressure wash your home’s exterior siding, windows, and decks and apply touch up paint or reseal as required to address paint failure. Also pressure wash slippery moss and algae growth from walkways and concrete. Mend cracks and holes to prevent weeds from growing.
11. Remove leaves, small branches, and debris from gutters, downspouts and down-spout extensions so that water properly drains away from your home.
12. Look for sagging or otherwise damaged gutter components and repair if necessary.
13. Inspect your basement or crawl space for dampness. Examine sump pumps and sump holes for proper operation.
14. Turn on water to outdoor faucets, check for leaks and make repairs if necessary. Turn on irrigation system, check sprinkler heads and make needed repairs.
15. Clean the screens on roof vents and louvers.
16. Examine caulking around sink, tubs and showers. Reapply if necessary.
17. Remove early signs of bird and stinging insect nests from eaves, ledges, vents, etc.
18. Check foundation walls and wooden areas at or near ground level for signs of termites and other wood boring insects.
19. Clean dryer vents and ducting. This is #2 on the list of home fire causes. Over 15,000 fires per year are caused by build up of lint in dryer systems. These account for an average of 5 deaths, 100 injuries, and over $35 million in property damage EVERY YEAR!
20. Check all washer / dryer hoses and fittings for cracking or deterioration and replace if necessary.
21. Clean and adjust ceiling fans. You probably didn’t need to use your ceiling fans much over the winter, so getting them in shape for the warmer months means cleaning them (they get pretty dusty on top), and reversing the direction that the fan turns. In the summer, having cool air blowing downwards is more comfortable, while during the winter, having hot air directed up by the fan and then down the walls is better. There is generally a switch on the body of the fan or near the pull chain to reverse its direction. Some fans need the blades to be removed and flipped over to change air flow direction.
22. Clean faucet aerators and shower heads to remove mineral deposits.
23. Replace outside and hard to reach light bulbs that no longer function.
24. Sit down with a cold refreshing drink, put your feet up and relax! Your home and property is in great shape for the summer months and you can now enjoy time with your family and friends without worrying about issues with your house. Mowing the lawn is still up to you however!
